TERMS & CONDITIONS
1. Booking and Deposit
A reservation is confirmed once Penstraze Cottage receives a Booking Deposit equal to one‑third of the total rental amount for bookings made more than 30 days before arrival. For bookings made within 30 days of arrival, the full rental amount is payable at the time of booking. A completed Booking Form must accompany the payment.
2. Right to Decline Bookings
Penstraze Cottage reserves the right to refuse any booking. All payments received will be refunded if a booking is declined. Bookings are generally accepted for family groups only; we do not accept groups of young people or single‑sex parties.
3. Payment of Balance
Once the Booking Deposit has been received and confirmation issued, the Client becomes responsible for paying the remaining balance 30 days before the holiday begins. If the balance remains unpaid one week after both a phone and written reminder, the booking will be treated as cancelled and the property may be re‑let. Any rent received from re‑letting, minus expenses, will be credited to the Client.
4. What the Rent Includes
Rental charges apply to the dates shown on the Booking Confirmation and include electricity and gas.
5. Linen and Towels
Duvets, pillows, bed linen, and towels are provided.
6. Cancellation by the Client
If you cancel more than two months before your holiday, your deposit will be refunded. If you cancel within two months, the deposit will be retained unless the property is successfully re‑booked. However, if we are able to re‑book any part of the cancelled dates, we will refund the deposit and/or the portion of the holiday cost that relates to the weeks successfully re‑booked. Holiday insurance is strongly recommended.
7. Holiday Use Only
Acceptance of a booking grants the Client the right to occupy the property for holiday purposes only, as defined under Section 9 of the Rent Act 1977.
8. Occupancy Limits
Only the individuals listed on the Booking Form may occupy the property. No additional guests may stay without prior agreement.
9. Damage Deposit
A refundable Damage Deposit of £250 is required and must be paid with the final balance.
It covers:

Damage to the property, furnishings, or contents

Breakages beyond normal wear and tear

Excessive cleaning
-
Unauthorised guests, pets, or smoking

Misuse of the property or breach of these Terms
The Damage Deposit will be refunded within 7 days of departure if the property is left in satisfactory condition. A written breakdown will be provided if deductions are required. If damages exceed the deposit, the Client agrees to pay the additional costs.
10. Pets
Pets are not permitted. Local kennels are available.
11. Length of Stay & Check‑In/Out
During high season, bookings are for a minimum of one week and a maximum of six months.
Check‑in: 3:00pm
Check‑out: 10:00am
Extensions require written approval and may incur charges.
12. Non‑Availability of Property
If the property becomes unavailable for reasons beyond our control, all payments will be refunded in full. No further claims may be made.
13. Access to the Property
The owners or their staff reserve the right to reasonable access at any time.
14. Accuracy & Liability
While every effort is made to ensure accuracy of property descriptions, Penstraze Cottage accepts no liability for errors. We cannot accept responsibility for accidents, injuries, loss, or damage to persons or property, however caused.
15. Complaints
Any issues must be reported immediately so they can be resolved during your stay. Complaints raised after departure cannot be considered.
16. Price Adjustments
Penstraze Cottage reserves the right to amend prices due to errors, omissions, or VAT changes.
17. Breach of Conditions
If any of these conditions are breached, the owners or staff may re‑enter the property and terminate the tenancy. The contract is governed by English law.
18. Authority of the Signatory
The person signing the Booking Form confirms they are authorised to accept these Terms on behalf of all guests listed and must be part of the party staying.
19. Parking
Penstraze Cottage accepts no responsibility for loss of or damage to vehicles or their contents.
HOUSE RULES

2.Maximum Occupancy
Only guests listed on the Booking Form may stay. No additional visitors or overnight guests without approval.
3. Care of the Property
Guests must:

Treat the cottage with care

Report damage immediately

Leave the property clean and tidy
Costs for damage or excessive cleaning may be deducted from the Damage Deposit.
4. Noise
Please keep noise to a minimum, especially between 10:00pm and 8:00am.
Parties and events are not permitted.
5. Smoking
Smoking is not permitted indoors.
Evidence of indoor smoking will result in a cleaning charge.
6. Pets
No pets allowed.
7. Kitchen Use
Please wash dishes before departure and dispose of food waste properly.
8. Rubbish & Recycling
Use the correct bins. Collection details will be emailed to guests before their arrival
9. Safety & Security

Lock doors and windows when leaving

Do not leave candles or open flames unattended

Lost keys may incur a replacement charge

10. Safety & Security
Use heating responsibly. Do not leave it on with windows open or when the property is empty.
11. Parking
Parking is available as described in your booking information.
We accept no responsibility for loss or damage to vehicles.
12. Problems During Your Stay
Please contact us immediately if anything is not working or if you have concerns.
